Guests are able to access dining, entertainment, and transportation within a few minutes walk. Building has valet and public parking garage as well.
Guests are able to use all building amenities with the exception of the resident's pool on the main floor. There are two additional pools available for guest use.
1. Smoking is allowed outside only. Ashtrays are provided please use them. Zero tolerance with Smoking inside the Apartment. If anything is found in property, the owner reserves the right to forfeit the entire damage deposit. Smoking inside the house is a $ 2,000.00 Fine penalty !
2. Any gathering of more than 12 guests will be the loss of entire Security deposit and cancellation of the remainder of the Stay. Parties are expressly forbidden.
3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 9:00p.m. – 8:00a.m. No DJs and/or band are allowed on property.
4. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. PETS are permitted only with prior approval.
8. Alcohol: In Florida, alcohol is illegal until 21 year old. No one under the age of 21 should consume alcohol on premises.
9. Candles: No candles allowed in or outside the house.
10. Do not set the A/C below 70 degrees as this can result in damage to the unit, which the tenant will be liable for. Please keep doors closed at all times!
11. Cameras: For insurance purposes, there is 1 camera in the Lobby by the Elevator soon you step into the Apartment and 1 on the Terrace. In case of any incident, the owner reserve the right to use the images for the claim.
12. Keys, any lost or missing key will be charged $250.
13. Sub-renting is strictly prohibited without written approval from Management.
14. Photo or video shoots are strictly prohibited without written approval from Management.
15. Parking, Only valet at the building. Additional cost, not included in the Stay.
16. Building Amenities: guests will have access to all amenities with the exception of the 7th floor pool which is reserved for tenants only. There are 2 swimming pools located on the 56th and 58th floor which guests have access to.
