Guests will have access to the entire home and backyard. The only area guests will not have access to is the garage.
General Rules
No Unauthorized Guests: Only the guests listed on the reservation are permitted on the property. Any additional visitors must be approved in writing by the host prior to their arrival.
Check-In and Check-Out Times:
Check-in is after 3:00 PM, and check-out is by 11:00 AM. Failure to adhere to check-out time may result in additional fees.
Early check-ins or late check-outs must be arranged in advance.
No Glitter or Confetti: The use of glitter, confetti, or other small decorative items is strictly prohibited. An additional cleaning fee will be assessed if this rule is violated.
No Parties or Events: Parties, events, or large gatherings are not allowed on the property without prior written approval. Violation of this rule may result in immediate eviction without refund.
Quiet Hours: Please respect the neighbors by observing quiet hours between 10:00 PM and 8:00 AM.
No Moving Furnishings: Do not move any furnishings, decorations, or appliances. If items are moved and not returned to their original place, a fee may be charged.
No Smoking: This is a non-smoking property. Smoking is prohibited both inside and outside the rental. A cleaning fee of $1000.00 will be charged if smoking occurs on the premises.
No Unauthorized Pets or Animals: Pets or animals are not allowed unless specifically permitted in the reservation. Violations will result in additional cleaning fees and possible eviction. Guests must pick up and properly dispose of their animal`s waste.
Trash and Recycling: Please dispose of trash in the designated bins. Recycling should be separated if applicable.
Parking: Guests are allowed to park in designated areas only. Unauthorized vehicles may be towed at the guest’s expense.
No Illegal Activities: Any illegal activities on the property will result in immediate termination of the rental agreement without refund, and authorities will be contacted.
No Open Flames: Use of candles, open flames, or fireworks is strictly prohibited for safety reasons.
Appliance Use: Please use all appliances as intended. Guests are responsible for any damage caused by improper use.
Security: Ensure doors and windows are locked when leaving the property. The host is not responsible for any loss or theft.
Damage and Breakage: Guests are responsible for any damage or breakage during their stay. Please report any damages immediately. Unreported damage may result in additional charges.
Household Supplies: Basic household supplies such as toilet paper, soap, and towels are provided. Excessive use of supplies may result in additional charges.
Wi-Fi Use: Wi-Fi is provided for guest use. Please refrain from illegal downloading or streaming that violates copyright laws.
Utilities: Guests are expected to conserve energy and water. Please turn off lights, appliances, and air conditioning/heating when not in use.
Respect for Property: Guests must treat the property with respect. Any misuse, excessive mess, or neglect will result in extra cleaning fees.
No Rearranging of Kitchen Items: All kitchenware, utensils, and appliances should remain in their original locations. Rearranging or removing items is not permitted.
Hot Tub/Pool Use (If Applicable): Use the hot tub or pool at your own risk. No children under the age of 16 are allowed in the hot tub or pool area without adult supervision. Glass containers are not allowed in these areas.
Fireplace Use (If Applicable): If the property has a fireplace, it is decorative and not intended to be used. Fireplaces may only be used with prior written consent. Do not leave the fireplace unattended, and ensure it is fully extinguished when not in use.
BBQ/Grill Use: If a BBQ or grill is available, it must be cleaned after use. Do not leave the grill unattended while in use.
Sewer & Septic System : If the property uses a septic system, do not flush anything other than toilet paper. Disposal of inappropriate items may result in damage and expensive repairs.
No Subletting: The guest may not sublet the property to any third party. The reservation guest must be on-site. The rental agreement is strictly between the guest and the host.
Maintenance and Repairs: Contact the host immediately for any issues related to maintenance or repairs. Do not attempt to fix any issues yourself.
Host’s Right of Entry: The host reserves the right to enter the property during the guest`s stay for emergency or maintenance purposes. Notice will be given in advance whenever possible.
No Business Use: The property may not be used for commercial purposes, including but not limited to photoshoots, filming, or any professional events, without prior written consent.
Cleaning Responsibilities: Guests are expected to leave the property in a reasonably clean condition. Excessive cleaning needs will result in an additional charge.
Security Deposit: A security deposit of $500.00 is required. This will be refunded within 3 days of check-out, provided no damages or rule violations have occurred.
Lost Keys or Access Cards: Guests will be charged $150.00 for any lost keys or access cards.
Right to Eviction: Violation of any house rules may result in immediate eviction without refund. The host reserves the right to terminate the stay for any misconduct.
Fire Alarm and Safety Equipment: Tampering with fire alarms, smoke detectors, or any safety equipment is strictly prohibited. A fine will be imposed for any tampering.
Personal Property: The host is not responsible for any lost or damaged personal belongings during the stay.
Host Liability: The host is not liable for any accidents, injuries, or illness that occur on the property. Guests use the premises at their own risk.
Refunds: No refunds will be given for early check-outs or cancellations once the stay has commenced, unless under exceptional circumstances as determined by the host.
Violation Fees
Unauthorized guest: $250.00 per night per additional guest.
Glitter or confetti cleanup: $500.00.
Pet fee (if unauthorized pet found): $500.00 plus additional cleaning costs.
Smoking inside or outside the property: $1000.00.
Damage or excessive mess: Cost of repairs/replacement plus $250.00 cleaning fee.
