**Simple tranquility~just minutes from the Ocean & Indian River**
Private heated and screened pool with pool side dining and furniture! This home features a complete Master Suite, with private tub and shower. There are three additional Bedrooms with a shared Bath, a large open Kitchen and living room, a separate family lounge, and a pool view dining area. This split plan offers privacy for the master and the three additional bedrooms. The kitchen, dining area, and master bedroom offer direct pool access with open sliders. Perfect multi-family/couples arrangement!!
Guests agree to the following prior to booking:
-$50 per pet fee is required to be paid before check-in information is provided. Non disclosure of a pet will be considered a major house rule violation and will result in dismissal from the property.
-Guests are not permitted to exceed listed occupancy in accordance with local laws.
-Cars must be in driveway and cannot be parked in yard/street or at neighbors.
-Animals are not allowed on furniture and dropping must be cleaned from the yard.
-House trained dog under 20 lbs/cat ok. Inquire if unsure or if have more than 1 animal.
-Smoking/Vaping is Only Allowed Outside and must be thrown away in the outdoor garbage cans.
-Quiet family neighborhood, no loud music/parties/large gatherings.
-Excessive trash/missed pickups will be $20 fee per occurrence
-No animals in pool, a fee of $75 will be charged if animal hair found in the filtration. Loss of use may result as well.
-No loud music, yelling, or fights/disputes.
-Linen must be used on the living room couch if used for sleeping.
-Guests are expected to clean up spills and keep rooms tidy. Floors should be mopped and swept if needed due to spills, foot tracks, or animals.
-Pool toys need to be kept out of the pool when not in use so it can be serviced weekly.
-Guests are expected to clean grill and empty grease trap after each use.
-Any and all damage needs to be reported immediately.
-Excessive cleanings or abuse due to spills or dishes/food will result in a minimum $250 fee.
-Guests will be asked to leave the residence for significant violations (in accordance with house, local, and state laws) and do so with the understanding they will not be refunded their deposit or any remaining nights on their reservation.

~ Master Suite has king bed with wall mounted 44 inch TV, recliner, private bath, 2
private sinks, shower, and garden tub, with direct patio access to the pool.
~ Bedroom #2 has two twin beds with closet.
~ Bedroom #3 has a queen bed, walk-in in closet, lounge chair, and 42 inch TV.
~ Bedroom #4 has a queen bed.
~ Pool view dining area.
~ Pool view living room with 50 inch TV and electric fireplace.
~ Cable and Wireless Internet (Wifi).
~ Garage to park 1 car.
~ Washer and dryer.
~ Caged pool with 2 covered lounge areas.
Centrally located in Sebastian, this home is close to Golf, Sebastian Airport and Skydiving Center, Less than 3 miles to the Indian River and 7 miles to the open ocean.
Sebastian has several waterfront restaurants and bars, boat ramps and walking paths. It is also within an hour of Orlando Airport, Disney, Sea World, Cape Canaveral, Water Parks, Botanical Gardens, Riverside (and others) Theater, Vero Art Center, Brevard Zoo, and the list goes on and on.... not to mention the great Fishing!!!
